What are home measurement services?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement service, an appraiser measures your home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they make note of the layout of the rooms and other features, like closets, hallways, and fireplaces. They might make a rough sketch of the property. Then, the appraiser writes up a report and detailed sketch showing the total living area of the home and the overall layout. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are floorplan services required?

Property taxes

Property tax records frequently reflect the wrong area of a property because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more space than you own! Unless an appraiser has executed a recent valuation or measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a property

A measurement service will secure a fair price for your property. Living space is one of the most important factors potential buyers consider when purchasing a home — but since square footage values are often estimated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price of your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your home or property is to reference a recent appraisal or home measurement service performed by a certified appraiser (after any updating that might have affected square footage).

Material for real estate agents

To make certain that your client's home closes at a price that appropriately reflects true market value, we suggest asking for a floorplan service for the property. Your clients, and potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool to entice potential buyers since they can see the layout and details of the house before and after a walkthrough.
